WHO WE ARE We're an established real estate wholesaling operation with active inbound lead flow across 20+ states nationwide. Honestly we just have more qualified leads than we can handle right now and we need someone who can actually close them. Looking to fill 2 positions. THE ROLE You're the first point of contact with motivated sellers. Calling warm inbound leads, qualifying them, running comps and numbers live on the call, making offers, and getting contracts signed. Full SOPs, calculators, and a proven call framework are all already in place, so you're really just running the system we've built. WHAT YOU'RE DOING DAY-TO-DAY - Calling assigned inbound leads within 10 minutes of them hitting the CRM - Qualifying sellers on motivation, timeline, condition, and price expectations - Running comps and rehab estimates live on the call - Making offers using our calculator suite and our negotiation framework - Running every offer through senior closer review before it ever goes to the seller (if you're not confident or tough market) - Getting contracts signed and handing the deal off to dispo - Logging everything in the CRM, no exceptions. If it's not in the CRM, it didn't happen. WHAT WE PROVIDE - Warm, qualified inbound leads that you're not sourcing, not paying for, and not cold-calling. They land in the CRM warm and ready for the call. - Full CRM with drip campaigns and pipeline automation already built - Deal calculators (ARV, rehab, profit, wholetail), comp guides, and step-by-step SOPs covering acquisitions, underwriting, and dispo - A dedicated dispo team that handles buyer outreach and closing once you sign a contract, you don't have to dispo your own deals - A dedicated follow-up specialist working the call-no-answer and long-cycle follow-up pipelines so your no-answers don't just sit and go cold while you're on the next call - Senior closer available for offer review and live deal coaching, so you've got a second set of eyes before any offer goes out - Ramp-up training on our SOPs, calculators, and call framework COMPENSATION This is a JV (Joint Venture) partnership. Not a 1099 contractor role, not W2 employment. You get paid at closing, directly on the closing HUD via the title company. No payroll, no invoicing, none of that, when the deal closes you get paid that day. Competitive JV split on each closed deal you personally bring to contract. Full split structure is in the JV agreement you'll review and sign before starting. Realistic monthly income at typical deal volume: - 2 deals/month closed: $4,000 to $5,000 - 3 deals/month closed: $5,000 to $10,000 - 5 deals/month closed: $10,000+ The above is just an estimate, assignment fees and earnings depend on the transaction you're handling. No cap on earnings. Deals that don't close means no compensation, which is honestly why accurate underwriting and conservative rehab estimates matter so much around here. 90-day performance review. WHO WE'RE LOOKING FOR - 10+ wholesale deals closed in the last 18 months as the primary acquisitions person. Not 5 deals where you assisted, not 20 deals spread over 5 years. You were the one running the call, the underwriting, the offer, the contract. - You can underwrite live on the call without needing supervision on every single offer. We have offer review as a backstop, but it's a backstop, not a tutorial. If you need someone to hold your hand on the math during every deal, this just isn't the seat. - You estimate rehab accurately and conservatively. Honestly we'd rather walk a deal than overpay on it, bad numbers just blow up our dispo and we end up wasting weeks on something that won't sell. - You're comfortable on the phone with distressed sellers and stay calm when objections come in waves. - You're a self-managed operator, nobody's watching your screen here. We don't text-bomb each other all day, the system runs the day, you just log everything in the CRM and we use scheduled check-ins for coaching instead of all-day pings. - You can hit volume. Round robin distributes 10-25 leads per day. You've got 2 hours from assignment to log a contact attempt in the CRM or the lead auto-releases back to the pool and reassigns to the next person up. The 10-minute speed-to-lead rule is the actual target, the 2 hours is just the outside line. - You have your own setup: phone, computer, quiet workspace, reliable internet. - You can commit to working the system consistently, not a "when I feel like it" gig. Daily, with the SLA, in the CRM. WHAT THIS IS NOT - Not cold calling. Leads are warm and pre-qualified before they ever hit the CRM. - Not a mentorship or training program. You bring the baseline judgment, we keep the system tight around you so you can run your numbers and make offers without second-guessing. - Not a 1099 contractor role. JV partnership, paid via HUD at closing. - Not a "claim a lead and sit on it" pool. Round robin assignment plus a 2-hour contact SLA. Inactive claims release back automatically.
