As a Senior Construction Project Manager at arenaflex, you will be entrusted with full ownership of new fulfillment center construction, complex renovations, tenant improvements, and capacity expansion projects across the United States. About the Role and Team

The North American Construction team at arenaflex is the driving force behind the physical growth of our fulfillment network. We partner with world-class developers, general contractors, design engineers, and internal operations leaders to deliver facilities that meet rigorous standards for safety, throughput, sustainability, and scalability. The Senior Construction Project Manager serves as arenaflex's primary representative in the field, the direct point of interface with external partners, and the critical integrator between construction activity and the cross-functional teams responsible for commissioning, equipping, and operating our buildings.

This position combines five core disciplines: construction engineering, planning, project management, facilities management, and contract management. The role is remote and requires frequent travel, often exceeding 60 percent regionally, to active job sites throughout the United States. Candidates should be comfortable working independently across a broad geographic territory, while remaining deeply connected to a collaborative leadership structure that values technical rigor and transparent communication.

Key Responsibilities

  • Lead end-to-end project management for new construction of fulfillment centers throughout the United States, as well as renovations, capacity improvements, and tenant improvements within existing facilities.
  • Support construction scope review and development with internal technical teams and operational customers, facilitating engineering and design efforts for new builds and remodels.
  • Manage multiple concurrent projects ranging from relatively small renovations to large-scale new facilities valued at $100 million and above.
  • Operate independently within the assigned regional area, exercising sound judgment with minimal day-to-day direction from senior leadership.
  • Prepare comprehensive reports, specifications, and technical analyses that fully define design requirements, equipment needs, and service requirements for capacity expansion and remodel projects.
  • Provide authoritative technical direction on engineering design, AutoCAD standards, building design, layouts, build details, schedules, and materials in accordance with arenaflex's NACF design parameters.
  • Survey existing facilities, develop and document audit procedures, deliver facility evaluations, and recommend solutions to infrastructure, safety, and security challenges affecting both the building and the people within it.
  • Negotiate construction contracts and contract modifications with developers and general contractors, and prepare formal documentation for approval when required.
  • Ensure that every contract is fit for purpose, cost-effective, and incorporates appropriate Service Level Agreements that protect arenaflex's operational interests.
  • Provide overall site management, coordination, planning, specification of business proposals, and coordination of subcontractors across the full project lifecycle.
  • Facilitate and lead due diligence evaluations of new real estate opportunities, partnering with cross-functional colleagues to assess feasibility and risk.
  • Assess project performance through Key Performance Indicators spanning safety, quality, cost, schedule, and sustainability, and implement corrective actions when needed.
  • Partner with internal teams responsible for the transition of base building management and oversight of all turnover documentation.
  • Coach, mentor, and guide project teams, including developers, design engineers, general contractors, subcontractors, and internal stakeholders, throughout the full project lifecycle.
  • Hold contracted resources accountable for delivering work that meets duration, quality, and cost targets, and address under-performance issues decisively.
  • Audit contractors to confirm that the skills and competencies of contract labor are appropriate to scope, and that personnel are fit to undertake the work they are assigned.
  • Inform developers and contractors of projected changes in resource or work demand so they can plan effectively and take appropriate action.
  • Identify and resolve clashes, design misses, and schedule conflicts in collaboration with other arenaflex execution teams.
  • Establish and operate the information systems necessary for effective scheduling, tracking, and recording of contract work.
  • Review designs and ongoing construction for conformance to current building specifications and arenaflex standards.
  • Provide critical review of current design standards, identifying value engineering and design enhancement opportunities to be considered by internal engineering and schematic design partners.
  • Lead comprehensive budget tracking, forecasting, and management for assigned expansion, remodel, and new build projects.
  • Receive, review, and analyze all proposed cost and time change requests submitted by external project teams.
  • Review and guide internally requested changes for validity and impact, and ensure timely, cost-sensitive incorporation once approved.
  • Lead or assist in negotiations with regulatory bodies and Authority Having Jurisdiction (AHJ) entities as required.
  • Maintain positive, clear, concise, and transparent cross-team communication across all aspects of project delivery.

Basic Qualifications

  • Bachelor's degree in Engineering, Construction Management, or a comparable field.
  • Five or more years of experience in commercial or industrial construction as an Engineer, Construction Manager, General Contractor Project Manager, Owner's Representative, Commercial Developer, or in a similar construction-related discipline.
  • Five or more years of dedicated project management experience.
  • Five or more years of experience negotiating construction, procurement, and labor contracts.

Preferred Qualifications

  • Master's degree in Engineering or Construction Management.
  • Demonstrated skill in written and oral communication with both technical and non-technical stakeholders, with the ability to translate complex concepts into actionable guidance.
  • Specific experience in the construction or renovation of commercial warehouse facilities, distribution centers, or large-scale fulfillment operations.

Compensation, Perks, and Benefits

arenaflex offers a competitive total compensation package that reflects the cost of labor across various US geographic markets. Base pay for this position ranges from approximately $61,900 per year in our lowest geographic market up to $155,800 per year in our highest geographic market, depending on location, experience, and skills. Because we are a total compensation company, the package may also include equity awards, sign-on payments, and other forms of compensation tailored to the position.
